Adding a Bungalow to your Plot

Once you’ve decided to add a bungalow to your plot, there are a few steps you need to take to get it there. These tips will help you find the right bungalow for your family and get you started in the right direction.

Before deciding on a floor plan, look at as many as possible. Even if you’re sure of the features that you want in your home, take a look at what’s out there. You never know what you may find, and, by looking at as many plans as possible, you’ll get a feel for what you like.

Make sure that your home and your plot are compatible. Check with your local planning and zoning board to see if there are easements or other conditions on your building plot, and make sure that the dimensions of your home and your plot will work together. If you already have the land when you start looking for a floor plan, consider the view when choosing a home. Do you want to capture the setting sun, or shelter the north side of the house? Keep this in mind and look for appropriately situated windows.

Order one set of plans for review by a local architect or building inspector before buying the whole building set. Some localities -- such as those in earthquake, hurricane, or flood zones – may have more stringent building codes than most. Your chosen floor plan can almost certainly be modified to meet local building codes, but you want to make those changes before you buy the whole building set, not after.

Once you’ve settled on a lot and a plan and have complied with local agencies to secure a building permit, the next step is to find a contractor. You can’t be too thorough in the process of finding the right builder! Interview several contractors before deciding on one, and take the time to check references. You’ll be working closely with the contractor over several months, so you want someone that you feel comfortable with and who has a great reputation. Ask to see a copy of any applicable business or contractor license, as well as a copy of proof of insurance.

Get everything in writing! If the other party is honest, they will be as appreciative of this as you are. Retain all agreements in writing, plus keep receipts, estimates, and invoices in one convenient place.

If you plan to contract your building project yourself, follow the same procedure with each subcontractor as you would have with a general contractor.

Once the house is complete, accent your home with landscape and plantings that will naturally thrive in your area. Lush landscaping will not only beautify your plot – it will raise the value of your home as well.
